Project
Scope
The
scope of your project will largely depend upon your budget, the extent
of architectural changes, and the amount of specialized help you will
need to complete your project. The lists below are not all-inclusive,
but will give you an idea of the different options that can be included
within each general scope level. Every option has its own degree of detail,
manpower, and material requirements that will affect the final price.
You may be considering a low scope project with high-end cost appliances
and products or vice versa. Also, unexpected "behind the walls" surprises
may crop up once demolition starts and may change the scope of your project.
Because of these factors (and others such as location and time of year,
etc), is it hard to give estimated dollar values for each scope level.
What follows is a summary of the general scope and budget for low, mid,
and high-level kitchen designs.
LOW $
The current kitchen floor plan will remain unchanged, including windows
and doors. Minor changes will be made to heating, plumbing, and electrical
systems (including new light fixtures, outlets, and additional wiring
for new appliances). The layout is prepared by a professional designer
who helps choose design motifs, countertops (usually laminate), appliances,
cabinetry (stock), hardware, moldings, wall (paint or wallpaper), floor
(vinyl) and window treatments.
MID $$
The kitchen will be expanded (within the current home exterior) to include
additional square feet. Walls, windows, and doors may be moved, added
in number, or expanded in size. A skylight may be added and woodwork (trim,
molding, and doors) will be upgraded. A professional designer will develop
a new floor plan, provide scale drawings, including elevations, and will
help integrate cabinetry (semi-custom or custom), floor, windows, walls,
countertops, appliances (upgraded with new technology), fixtures, and
hardware. Natural stone and/or solid surface materials will be used on
walls, floors, and/or countertops. Plumbing and electrical will be upgraded
to adapt to added systems and fixtures. Lighting plan will include ambient
(general), task, accent, and decorative lighting.
HIGH $$$
The kitchen will be moved to a new location in the home or become a new
addition. This will involve major structural changes, including moving
load-bearing walls. Large window configurations will be included as well
as upgraded doors. Patio/deck adjacent to kitchen may be included in the
kitchen project. An architect and/or designer will be needed to provide
blueprint drawings and will oversee all aspects of the project. Natural
materials will be used for floor, walls, and countertops. Custom cabinetry
will include latest convenience features and elaborate architectural details.
High quality, commercial appliances will be installed. A whole-house electrical
system will be installed to incorporate lighting, HVAC, computer, telephones,
audio-visual and security. The lighting plan will include ambient (general),
task, accent, and decorative lighting with timed controls and dimmer features.
Electric, gas, and plumbing will be upgraded to handle commercial appliances.
A powerful hood will be vented to the outdoors.
