A
good contract should be as detailed as possible and include all oral agreements
made. Carefully review (and be sure you understand) every section before
you sign. Floor plans, elevations and specifications should be included
as an addendum. If your kitchen plans are extensive and/or unique, you
may also want to have your legal counsel review the contract. Keep a copy
of the contract that has original signatures. Agree to the amount of downpayment
and when subsequent payments are expected.
Contracts should include a thorough description of your project and clearly
state the following:
· Your city's (or state's if city does not have a listing) code or permit
restrictions
· Listing of persons responsible for pulling permit(s)
· Specific brand names and specifications of all appliances, products,
and materials to be installed
· Total price with payment schedule
· Start and estimated completion dates
· Days when professionals will be working at your home
· Description of the process if changes are made
· Statement that work will be accomplished to "manufacturers specifications"
· Written warranties for work, appliances, materials and equipment
· Statement of what happens when/if there is a disagreement and how conflicts
will be resolved
· A lien clause stating customer's rights under the law and lien release
requirements
